Magellana Residential Development: A Contemporary Living Environment Integrated with Nature

The Magellana Residential Development is founded on a deep understanding of the site's natural qualities and future urban context. Surrounded by mature greenery and located adjacent to a park on the northern side, the project offers residents direct access to nature while maintaining strong urban connections. Despite the growing number of residential buildings planned in the area, the proximity to green spaces will remain a permanent feature of the site, contributing to residents' well-being and quality of life.

Urban and Spatial Concept

The masterplan is organized around three compact residential buildings, strategically positioned to ensure maximum use of the plot’s potential while maintaining high-quality living spaces. The limited footprint of each building allows for the creation of a variety of corner apartments and broad, open views of the surrounding greenery.

The layout ensures a balance between private and communal spaces. A shared activity zone located at the heart of the development fosters social interaction, while the areas between buildings and along the site boundaries accommodate diverse functions — including playgrounds, gardens, and relaxation areas, all embedded in a carefully designed landscape.

Architectural Form and Materiality

The architectural expression is based on simple, sculptural forms, which have been carefully modeled to respect sunlight access to neighboring buildings and to optimize daylight within the apartments. The balconies wrap around three sides of each building, creating a distinctive, contemporary silhouette.

A key element of the façade composition is the use of perforated metal screens and balcony boxes. These serve as functional elements for storage while simultaneously providing privacy and creating the impression of spacious loggias on standard balconies. The interplay between solid and open elements, together with a restrained color palette and elegant detailing, gives the architecture a modern and refined character.

Community and Interior Spaces

At the ground level, a multi-functional community room is located beneath one of the buildings, opening directly onto a shared patio. This flexible space is designed to support a variety of social and recreational functions — an attractive amenity for young families and future residents.

The design of the shared spaces emphasizes social connectivity, inclusivity, and everyday comfort. The communal areas, in connection with the landscape design, create a safe and inviting environment for relaxation, play, and neighborly interaction.

Sustainability and Connectivity

The site benefits from good future connectivity, with easy access to Gdańsk’s Wrzeszcz district via three alternative routes, making it well-suited for both families and professionals. The compact building footprints, combined with landscape preservation and sensitive architectural massing, reflect a contemporary approach to sustainable urban living, integrating green spaces, social infrastructure, and high-quality architecture.
